Client Accounting ManagerJob Description Summary
The Client Accounting Manager is responsible for leading a team of Property Accountants, and Accounting Administrators in order to deliver high quality client service for financial reporting, budgeting, forecasting, variance analysis, property acquisition/divestiture support for a portfolio of Retail and Office properties.Job Description
- Ensure accurate and timely monthly general ledger close;
- Review income statement, balance sheet, cash flow analysis, detailed variance analysis, and other financial reports;
- Approve bank reconciliations;
- Review and approve capital invoices and coding, as well as recurring invoices, as needed;
- Capital cost tracking review, process forecast adjustments, and job cost invoice approval;
- Prepare and maintain capital cost spread-sheets and calculate amortization;
- Review of fund distribution;
- Assist in preparation of Monthly Reporting and other financial information as required to Senior Management, Property Managers and Owners;
- Coordinate staff and site for Financial Reporting Requirements, prepare customized client reporting packages as required;
- Ensure timely Government reporting and remittances;
- Provide support to Property and Senior Management;
- Coordinate the preparation of year end working papers and financial statement to auditors and audit queries;
- Prepare Budgets and oversee the sites with the Budget and Reforecast Process;
- Draft annual audited financial statements and related notes and annual CAM operating cost statements;
- Review of Rental Summary and Change Analysis and leasing activity as required;
- Review tenant recoveries and shortfall;
- Coordinate completion of final cost recovery billings and instalment billings to tenants;
- Percentage Rent review of accruals and analysis;
- Straight line rent calculations;
- Assist with the acquisition and disposition of properties as required;
- Resolve personnel problems by analyzing data; investigating issues; identifying solutions; recommending action
- Actively participate in the hiring and training process of staff when required
- Supervise, mentor and evaluate direct reports through formal and informal discussions to enhance employee job satisfaction, foster employment stability and maximize productivity;
- Provide regular updates and feedback to the Senior Director, Client Accounting;
- Other duties and projects as required
Skills & Experience Required:
- University degree in Accounting
- Accounting Designation (CPA)
- Minimum 5 years’ experience in financial reporting in a Property Accounting environment;
- Minimum 3 years’ experience coaching a team of direct reports;
- Strong Communication and Organizational Skills;
- Advanced working knowledge of Microsoft Office and Windows Environment;
- Excellent inter-personal skills with strong focus on collaborative team-oriented environment;
- Ability to prioritize time sensitive and heavy workload;
- Flexibility to meet tight deadlines, requiring additional hours as necessary;
- Proven ability to take initiative and adapt quickly to changing tasks;
- Strong supervisory skills with the ability to motivate others;
- Strong analytical skills and solid understanding of internal controls;
- Experience with Yardi or MRI is an asset
